The buildings are designed as reinforced concrete frame structures, with concrete and steel classes specified in the project, and will be constructed using deep foundation systems. The exterior walls will consist of 25 cm brick, while the interior walls will use 10 cm brick materials. Both interior and exterior reinforced concrete and partition sections will undergo a three-step plastering process. The interiors will be prepared for painting with layers of rough plaster, plaster plaster, and satin plaster. Acrylic-based, silicone-enhanced grainy paint will cover the exterior, while water-based plastic paint will be used inside. Plasterboard will be installed within the flats, and suspended ceilings with hidden lighting will be featured in the living room and kitchen areas. The roof, terraces, wet floors, and foundation will be protected with fully elastic elastomeric waterproofing.

The entrance doors of the apartments will be extra-secure MDF laminate steel doors, while the interior doors will be American press doors. Windows and sliding doors will be constructed from black aluminum with thermal insulation and comfort glass. Bedrooms will feature full-length wardrobes, and kitchens will have MDF cabinets with worktops. All electrical sockets will be grounded and child-proof, using brands such as Legrand, Schneider, or Viko, with equivalent options available for switch panels. Flooring in the bedrooms will be laminate parquet or ceramic, with ceramics from brands like Vitra, Seranit, or Çanakkale used in the living rooms, kitchens, bathrooms, and halls, all in compliance with TSE standards.

Additional features include bell buttons at apartment entrances, 5x10 parquet paving for residential entrances and car parking areas, and rainwater pipes. The domestic water supply will come from the city network, with each villa equipped with a one-ton water tank and solar energy on the roof, supported by a hydrophore system. Sanitary ware in bathrooms, toilets, and kitchens will be from brands such as Artema, E.C.A, SEREL, or PUNTA, and bathroom cabinets will be made of MDF.
